252 Victory Boulevard is under development by 252 Victory Boulevard Realty, LLC, with Lettire Construction serving as general contractor. This new construction, concrete superstructure building will rise on a challenging hillside site in Staten Island, requiring special permits to modify the existing grade and accommodate a parking component. The 76,417-square-foot project will contain 75 affordable housing units and approximately 3,500 square feet of community facility space operated by Birch Family Services. The brick and EIFS façade will frame a thoughtfully designed residential environment, with a courtyard, rooftop terrace, and dedicated parking. Construction began in 2025, with the project designed to provide long-term, high-quality affordable housing while addressing the unique topographical demands of the site.
